Most of us dabble with the national lottery, thinking if not willing this ticket to be the lucky one. TV show Who Wants To be A Millionaire has a huge and loyal following, and articles on how to save money dominate the press in this time of freely available consumer credit and uncertain interest rates. Reaching a millionaire status and achieving financial independence is obviously on our minds but, winning tickets and quiz shows aside, there is a way that ordinary people, just like you and me, can become financially independent and wealth coaching company The Money Gym has the programme to show you how.

Tim’s story…

Twelve months ago, Tim, a sales director managing 15 people for a large successful company, decided that he needed to make some life changes. Tim decided to investigate alternative means of income, and achieved his financial independence through a variety options including stocks and shares, an internet business, a cleaning company, and his real passion, property.

Over the last twelve months Tim has built up a property portfolio worth 7 figures whilst holding down a demanding job.

His property portfolio is extensive, UK-wide and ranging from a bed-sit on the south-coast to a two bedroom corporate flat in central London.

Tim’s top tips for buying property successfully are:

1: Research your market
2: Buy below market value
3: Choose your strategy – do you want to buy, refurbish then sell or buy and hold to rent and become a landlord. Both are excellent choices but do decide which is for you.
4: Build your dream team. This should include a wealth coach, a good financial adviser, a solicitor/conveyor, a property sourcer, and potentially a builder/project manager.
5: Release the equity in you home. Many of us have equity in our homes and you can release this by re-mortgaging some of it.
